when selling your house
Lawsuits relating to real estate are very common and can usually
be avoided by giving the buyer all required disclosures and reports
in a timely manner. One easy way to protect yourself is to encourage
the buyer to have a professional independent home inspector perform
a thorough inspection of your property. The inspection report covers
just about everything you could imagine and will give you peace
of mind when selling a home. The buyer must review the report and
acknowledge receipt and acceptance or rejection of the items outlined
in the report. You will also need to furnish the buyer with several
disclosures that your Professional agent will help you complete.
These include a Transfer Disclosure Statement, Lead-Based Paint
Disclosure, Natural Hazards Disclosure Statement, Earthquake Hazards
Report, and Smoke Detector and Water Heater Statement of Compliance.
You must be truthful in all disclosures in order to effectively
