Tips on negotiation

The more you know about the seller's motivation, the stronger a negotiating position you are in. If a seller must sell quickly due to a job transfer, divorce, probate, or even impending foreclosure maybe they would be more willing to accept a low offer with a short escrow period. Remember that the listing price is just a starting point and can be negotiated. Before you make an offer you and your Professional agent should review recent comparable sales to see if the listing price is realistic. Also you probably shouldn't make a low-ball offer unless you are buying as-is, all cash, or you are in a buyer's market.
